Rockliffe Revamp with StyleHaus Interiors

The Challenge

In partnership with StyleHaus Interiors, Amsted was tasked to turn this family home built in the 1920’s into a custom designed space fit to all the homeowners(and their 3 children’s) needs. Respecting the character of the home and blending in the modern upgrades was essential. The family also wanted to stay in the home during the renovations, so doing it in stages was required.

The Solution

The new open-concept kitchen, living room, breakfast nook, work space, and large hidden pantry room were a focus on the main floor. A separate formal dining room gives the family a stunning space to host large gatherings in style. These designs also fit their furniture they have collected from around the world.
The master bathroom is now more spacious, has plenty of storage, added light, and boasts both a large curb less shower and luxurious stand-alone tub. The master bedroom is now a relaxing getaway to wind down from the everyday, and the children’s rooms are bright and provide a space that they can grow into.

The Challenge

The homeowners loved their neighbourhood and the vintage of the home, but their family was outgrowing the space. They needed an update to ensure they could continue to grow into the home they loved.

The Solution

To achieve the desired functionality, we proposed a second-storey addition along with a complete interior redesign. On the main floor, we relocated and expanded the kitchen, opening it up to a newly adjacent living room. The space features an oversize island finished with white and navy cabinetry and a unique combination of walnut details and quartz countertops. A coordinating wetbar is found in the living room for added convenience during casual get-togethers, while the new, enclosed dining room takes it’s place at the front of the house, and features a custom hutch and improved access thanks to the expanded front entryway. The mudroom has also been relocated and reconsidered, improving the flow in and out of the house from both access points. On the second floor, the addition allowed us to create a master suite, leaving large rooms for the children and a new laundry room, moved upstairs for easier access.

The Challenge

Sitting alone atop a hill, this home in Carp was impressive, but imposing. The garage, built into the basement, furthered the problem while simultaneously reducing liveable space.

The Solution

In order to balance the scale of the home and provide the living space they desired, we pulled the garage out of the basement to create a separate oversized two-car garage.  By joining the two buildings with single-storey addition, we were able to provide a large mudroom, bright living room, home gym, walk-in-storage and powder room. We also created a great outdoor living space off the kitchen on the roof of the addition, maximizing every available inch!

The Solution

Painting the entire space white provides a blank canvas for the simple touches that shine. Classically feminine features throughout emphasize the owner’s style, including glass, mirrors, and gilded accents, while black hardware and the odd pop of colour break up the simplicity for a truly stunning and personalized home.

White and Bright Garage Renovation

The Challenge

The homeowners had an unfinished garage that was cold, dark, had cracked cement floors, and lacked functionality. A love of mechanics and car collecting prompted the homeowners to renovate the garage to allow them to use it year round, and store all of their equipment and their two classic cars from the UK.

The Solution

The walls and ceiling were fully insulated, finished with plywood and trim detailing, and painted a bright white. The cement floor cracks were fixed and an epoxy coating was applied to provide water proofing and a clean look in the space. In an effort to create as much height as possible for the lifts, a heating and cooling unit was added in the corner to ensure comfort in all seasons and shaft-driven garage door openers were installed.  While a new stainless steel storage system provides enough space to store all the tools and accessories that previously sat in bins on the floor. The homeowners now have everything on their wishes, wants and needs list with this last piece of their home completed to fully suit their lifestyle.

Designers and on-site managers took all of our requirements and revisions into consideration, with a no short-cuts attention to detail, that leaves us feeling very comfortable, and even a little bit spoiled, in our new/old home.

The Challenge

The homeowners loved their suburban neighbourhood in the heart of Kanata, but the layout of their home was very dis-functional for their growing family. They also have a beautiful backyard space that is hard to come by in the suburbs. Amsted ensured the homeowners that we could create a design that would include a functional layout, while also updating the 1980’s style and fully automating the entire home.

The Solution

The existing kitchen, dining room, and formal living room were reconfigured to allow an open-concept layout that is perfect for entertaining their family, friends, and kids sports teams. The former living room at the front of the home is now a separate formal dining room. Connected to the dining room with a walk-through pantry, the new kitchen space took over the former dining room and is open to the coffee station, casual eating area, and living room. The entire back wall of the home is windows and sliding doors to allow lots of natural light and views of their beloved backyard space. The flooring throughout the home was replaced, and the bathrooms, laundry room, and home office were updated. Home automation includes programmable shades, switches for coffee bar in the ensuite, humidity control in the ensuite, thermostat and programmable lighting.

We hired Amsted to do a major main floor reno of the kitchen, dining room and living room. We were very pleased with the results – they kept on schedule and on budget and the end result was exactly what we had hoped for. We did a bathroom reno previously with another company that didn’t go so smoothly –  Amsted has restored our faith in the renovation business! The Challenge

A dated and divided main floor layout, the homeowners were seeking a bright and contemporary update.

The Solution

The space is injected with colour and light in this beautiful main floor transformation. Removing the dividing wall between the kitchen and dining room allows the entire space to be considered as one. The new kitchen features a large island with counter seating, new pantry space, a broom closet and a home organization center. Carrying the millwork through the kitchen into the dining room create a holistic space, while the use of wood counters defines each room. In the living room, we created a coffered ceiling to highlight the height of the room, and replaced the wood burning fireplace with brick surround with an electric unit with contemporary floor-to-ceiling tile to complete the space.

Maximizing Space and Function

We had a very positive experience working with Amsted as they helped us transform our recently purchased 1930s era home to make it our own, including modernizing the kitchen and family room space in the addition. Their support through the design process and professionalism and attention to detail through construction put us at ease. We would use Amsted again for our next project without hesitation.

The Solution

We revamped the kitchen, added a mudroom, reorganized the powder room and brought the laundry upstairs. A half-wall dividing the kitchen and living room was removed and replaced with an elongated island with counter seating for the entire family. The half-wall beside the rear door was extended and a new half-wall was added to create a defined mudroom. The powder room was reconfigured to maximize space, and the laundry is now cleverly hidden behind a sliding barn door. The details of this project work together to provide the family with a beautiful, personalized, functional space that will be enjoyed for years to come.

Throughout the process of renovating our kitchen, the Amsted team were professional, imaginative and determined to make everything perfect. We wanted a kitchen with a big punch of red, and Amsted make it work beautifully–on time and on budget. We were especially grateful for the care they took protecting and accommodating our two cats. We were so pleased with the work and the experience that we had Amsted back this year to completely update the exterior of our home.

The Challenge

Apart from its dated appearance, these homeowners faced a couple of unique challenges with this kitchen; firstly, while they loved the sun-drenched space, it could become glaring at certain times of day, and secondly their playful cats were always finding their way to the top of the cabinets.

The Solution

Thoughtfully redesigning the space and focusing on the finishes turned this dated kitchen into an award-winning space, with thoughtful, personalized touches throughout. Extending the cabinetry to the ceiling was the first design consideration, ensuring their cats no longer had access to this unwanted perch. While relocating appliances and selected matte finishes, such as honed granite countertops, a matte sink and faucet as well as a flat finish on the painted cabinets all helped to soak in the sun rather than allowing it to bounce off the surfaces. The cabinetry redesign also allowed the space for this striking red hutch, a nod to a favourite University football team and a love for woodworking.

It’s Good to be Home

In the end Amsted delivered more than a renovated house, they delivered an improved quality of life for our family. We have a brighter, bigger more functional living space that allows us to entertain friends in style, but also an oasis to come home to after a long day at work. For the first time ever my husband and I were actually able to imagine how great daily life could be after retiring, because Amsted proved to us that it is good to be home.

With an already small footprint, an existing layout divided by room function left this bungalow feeling small and cramped. In addition, the homeowners were seeking a more functional entrance and an update to their existing main bathroom.

The Solution

To facilitate their entryway needs, an existing exterior porch was enclosed to create a designated space with closet and custom bench seating. Removing the dividing wall, expanding the kitchen and reorganizing the floorplan creates a beautiful, more functional open-concept living space. The new kitchen features natural bamboo cabinetry, black pearl granite and a glass tile backsplash, and includes a peninsula with counter seating, and a custom wine bar with similar finishes. The living room includes a beautiful fireplace update, with floor to ceiling tile surround and custom built-ins. The main bathroom was also reconfigured and personalized with a cherry wood vanity and bold accent tiles.

The Challenge

Previously renovated with a two-story addition in the 80’s, the home’s square footage had been increased, but the current homeowners struggled to integrate the old with the new. An oversized fireplace and awkward jogged walls added to the challenges on the main floor, along with dated finishes. While on the second floor, a poorly configured layout was not functional for this expanding family.

The Solution

From the front entrance, we can see the fireplace was removed between the living room and dining rooms, creating greater sight lines and allowing for more traditional archways between rooms. At the back of the home, we created a   new mudroom area, and updated the kitchen with custom two-tone millwork, countertops and finishes. These main floor changes work together to create a home more reflective of the homeowners’ tastes.  On the second floor, the master suite was relocated and now features a beautiful custom ensuite, walk-in closet and convenient adjacency to the new laundry room.

We are already planning the renovation of our main bath with Amsted we now have a life-time partner for all our future renovation/construction projects. The Challenge

This renovation was two-fold, including a master bathroom redesign that would become an OHBA Award Winner and a complete kitchen update. The master bathroom was highly divided with poor space planning. In addition, it housed the family’s laundry room, which did not support the relaxing space they were seeking.  The existing kitchen featured overbearing dark green cabinets that combined with small entrances to create a dark, enclosed space.

The Solution

The new bathroom takes advantage of the space as a whole, creating a single, unified room. Touches such as a knee-wall to provide privacy, glass shower to create openness, timeless granite double-sink vanity and oversize soaker tub with nearby recessed lighting, all work together to create a private oasis for the homeowners. The new kitchen features custom millwork and granite countertops, along with unifying flooring. Opening the back wall and adding French Doors allows greater natural light, while expanding the archway between kitchen and dining room allows better sightlines throughout the home. We also incorporated the historic trim pattern in the new space, ensuring cohesiveness throughout.

“Cottage” in the City

We are very fortunate to have worked with Amsted on several other projects in the past few years, as we turned the family home that we purchased into a residence suitable for an active retirement lifestyle. Ultimately, we decided to go ahead with the project because of our comfort with the commitment to the highest construction standards that are the hallmarks of Amsted’s work. Despite this being a non-traditional project, we knew that we could depend on Amsted bring all the elements together with integrity, creativity and respect for the budget. The Challenge

Located in the heart of the Glebe, when the homeowners initially moved into the home, they sought to make full use of every inch of their property. Reclaiming the roof of an existing single-story addition, they created a 2nd story wooden deck. But after 5 years of minimal use, they decided it needed an upgrade. The following, stunning new three-season room and open deck were its replacement.

The Solution

A finely detailed roof gives the space a cottage feel, while also providing shelter during inclement weather and allowing multi-season use of the space. Composite decking was used to improve durability and reduce upkeep, while the glass panels and white guardrails improve views of their beautiful backyard. The room also makes use of new technologies with Weather Wall and NanaWall systems to further enhance their comfort and use of the space. The homeowners now have a cozy sitting room or a sun-drenched deck, just in time to  enjoy our beautiful Canadian summer.

Not only did Amsted meet our expectations, but they exceeded them. Both during and after the renovation, their attentiveness to our needs has been exceptional. The existing kitchen had ample space, but a poor design left little usable counter space for this homeowner who loves to bake and to entertain.

The Solution

Reorganizing the original floor plan and eliminating unwanted elements allowed us to better orient the space to suit the existing architecture of the home and the unique needs of the homeowners. We enlarged existing peninsula to offer more counter space for prep work and seating, relocated the sink to face their beautiful backyard, updated the peninsula to include the dishwasher and a new recycle center, and relocated the fridge with adjacent access. On the opposite end of the kitchen we added a wine fridge and butler’s buffet at the entrance to dining room and created a dedicated coffee station with glass showcase cabinets and a drawer fridge underneath. The new two-toned transitional design will stand the test of time, with lacquered upper cabinets and stained oak bases that complement both cool greys and warm browns in the space.

The Solution

Reorganizing the layout allowed us to achieve maximum use of the small space. White shaker cabinets, subway tile backsplash and quartz countertops produce a bright, open kitchen that flows into the dining and living areas. Continuing the millwork into the dining space provides ample storage, while changing the tone to grey defines the spaces. In the living room, a combination of closed storage and custom shelving provides space for kids toys to be neatly tucked away while family photos and special trinkets can be on display. Finally, removing the wall between the kitchen and the front door allowed for a nice size coat closet right beside the main entrance to the home.

Stunning in Stittsville

One of the nice things of working with a company like Amsted is how they are able to solve problems for their clients. They took care of everything during the renovation and their after-renovation service has also been excellent. You can tell that reputation is important to them and as a client you benefit from their expertise and their commitment to their clients.

The Challenge

The existing kitchen, family room and sun porch were spacious altogether, but the kitchen lacked functionality in the layout, and the living spaces were unnecessarily divided. The space was also in need of an aesthetic update, with existing bright yellow wall paint and blue trim throughout.

The Solution

In the kitchen, we removed the existing island to create an oversized, elongated centerpiece, with room for the entire family to gather. A new buffet is created inset in the wall, housing their new coffee bar and additional cabinet space. The room is brightened with the selection of soft white cabinets, light granite countertops, and expanded white trim detailing. In the living room, we removed the wall to create one cohesive space. The room is now flooded with light and highlights the high ceilings and full wall of windows in the sunroom. The existing fireplace is also transformed, creating a focal wall with custom mantle and white trim boxes. In addition, we made modest updates to the front entryway and powder room, to create a cohesive main floor.

The Challenge

The focus for this homeowner was two-fold, enhancing the functionality of the kitchen design, and creating a finished basement that accomplished all of their needs in the single space. Additionally, the homeowners sought to inject their personality and love of horses into the completed design.

The Solution

To achieve the gourmet kitchen of their dreams, we removed a walk-in pantry in favour of additional perimeter cabinetry, extended to the ceiling and adding glass inserts to showcase their favourite pieces. The island was also elongated to add additional seating, integrating the adjacent seating area to create one large kitchen space.

The existing basement had the furnace, hot water tank and plumbing located at the foot of the stairs, with a narrow stairway entry. When designing the finished space, we first carefully reconsidered the home’s mechanical systems. Relocating and enclosing them within one dedicated room created the opportunity for open concept living at the base of the stairs, while maintaining ample space for a new bedroom and three-piece bathroom.

Personalized Details

We are particularly happy with the design that Amsted created. Our family now spends most of our time in our combined kitchen and living room, and the layout of all the rooms is working fantastically well for our young family.

The Challenge

The existing home was designed with divided spaces. The home had too many small, under-utilized rooms for this family, and a previous addition had expanded the kitchen, but left it detached from the rest of the main floor.

The Solution

Clever interior design and impeccable craftsmanship were integral to this project, as we added steel beams to create this large open floorplan. The homeowners wanted a big kitchen with an island large enough for their entire family, and an adjacent informal space to encourage time spent together. Custom built-ins help keep their TV, desk, and large book and game  collections tidy.

Upstairs, we reorganized the second and third stories to add privacy for the parents and independence for their growing kids. The new third floor master bedroom includes an  ensuite and reading corner. The  three kids now have their bedrooms together on the second floor, with an updated bathroom and a “secret” passageway between their closet!

We are very pleased with the result (of our renovation) and are living comfortably in our newer but still traditional Victorian home. The project was on time and workmanship excellent.

The Challenge

This Victorian inspired home included beautiful characteristic features from this era, and combined with a late 1970’s addition, it had an excellent ground floor footprint. But with structural problems in the addition and updated living styles since its build, our homeowners recognized the need to improve the functionality of their space and increase the home’s efficiency.

The Solution

The existing addition was nearly entirely deconstructed and rebuilt from the foundation up, increasing the energy efficiency and opening it up for a new floorplan. The previous addition became a warm and bright family room, with beautiful adjacent two-tone kitchen. The original home also now features refinished hardwood floors throughout and custom designed crown moulding and trim details, maintaining the vintage feel of the home and tying the entire renovation together.
