Suburban Redone

The Challenge

The homeowners loved their suburban neighbourhood in the heart of Kanata, but the layout of their home was very dis-functional for their growing family. They also have a beautiful backyard space that is hard to come by in the suburbs. Amsted ensured the homeowners that we could create a design that would include a functional layout, while also updating the 1980’s style and fully automating the entire home.

The Solution

The existing kitchen, dining room, and formal living room were reconfigured to allow an open-concept layout that is perfect for entertaining their family, friends, and kids sports teams. The former living room at the front of the home is now a separate formal dining room. Connected to the dining room with a walk-through pantry, the new kitchen space took over the former dining room and is open to the coffee station, casual eating area, and living room. The entire back wall of the home is windows and sliding doors to allow lots of natural light and views of their beloved backyard space.
The flooring throughout the home was replaced, and the bathrooms, laundry room, and home office were updated. Home automation includes programmable shades, switches for coffee bar in the ensuite, humidity control in the ensuite, thermostat and programmable lighting.

White and Bright Garage Renovation

The Challenge

The homeowners had an unfinished garage that was cold, dark, had cracked cement floors, and lacked functionality. A love of mechanics and car collecting prompted the homeowners to renovate the garage to allow them to use it year round, and store all of their equipment and their two classic cars from the UK.

The Solution

The walls and ceiling were fully insulated and painted a bright white with trim detail. The cement floor cracks were fixed and an epoxy coating was applied. Sloped away from the walls, the stone-look epoxy provides water proofing and a clean, shiny look to the space.
An additional heating and cooling unit was added in the corner to ensure comfort in all seasons.
The new Lift Master garage system was installed to keep the ceiling feeling more open and allow room for both cars to be lifted up on the jacks at the same time.
The stainless steel storage system has enough space to store all the tools and accessories that previously sat in bins on the floor.
The homeowners now have everything on their wishes, wants and needs list with this last piece of their home completed to fully suite their lifestyle.

The Challenge

This renovation was two-fold, including a master bathroom redesign that would become a OBA Award Winner! and a complete kitchen update. The master bathroom was highly divided with poor space planning. n addition, it housed the family’s laundry room, which did not support the relaxing space they were seeking.  The existing kitchen featured overbearing dark green cabinets that combined with small entrances to create a dark, enclosed space.

The Solution

The new bathroom takes advantage of the space  as a whole, creating a single, unified room. Touches such as a knee-wall to provide privacy, glass shower to create openness, timeless granite double-sink vanity and oversize soaker tub with nearby recessed lighting, all work together to create a private oasis for the homeowners. The new kitchen features custom millwork and granite countertops, along with unifying flooring. Opening the back wall and adding French Doors allows greater natural light, while expanding the archway between kitchen and dining room allows better sightlines throughout the home. We also incorporated the historic trim pattern in the new space, ensuring cohesiveness throughout.

Simplistic

From start to finish, our experience renovating our house with Amsted was a positive one. As with all major reno projects, there were some surprises and miscommunications, but these were handled in an open and professional manner. We particularly appreciated Amsted’s willingness to accommodate our budget and restricted time-line, the timely completion of our project, and their very thorough deficiencies/follow-up service. Finally, every single Amsted employee we have dealt with has been professional, personable and extremely competent. We’ve had many compliments on the work done in our house and recommend Amsted to our friends and neighbours.

The Challenge

Previously renovated with a two-story addition in the 80’s, the home’s square footage had been increased, but the current homeowners struggled to integrate the old with the new. An oversized fireplace and awkward jogged walls added to the challenges on the main floor, along with dated finishes. While on the second floor, a poorly configured layout was not functional for this expanding family.

The Solution

From the front entrance, we can see the fireplace was removed between the living room and dining rooms, creating greater sight lines and allowing for more traditional archways between rooms. At the back of the home, we created a   new mudroom area, and updated the kitchen with custom two-tone millwork, countertops and finishes. These main floor changes work together to create a home more reflective of the homeowners’ tastes.  On the second floor, the master suite was relocated and now features a beautiful custom ensuite, walk-in closet and convenient adjacency to the new laundry room.

The Challenge

As our company grew, we were looking for a way to better serve our clients across the city, and ensure our focus on communication and collaboration remained paramount.

Clients can meet with our dedicated in-house planning and design experts in an environment designed to make you feel at home. We have designed meeting spaces that create a cozy, inviting atmosphere where you can comfortably discuss your wants and needs with our professionals. Second Storey Cottage

We are very fortunate to have worked with Amsted on several other projects in the past few years, as we turned the family home that we purchased into a residence suitable for an active retirement lifestyle. Ultimately, we decided to go ahead with the project because of our comfort with the commitment to the highest construction standards that are the hallmarks of Amsted’s work. Despite this being a non-traditional project, we knew that we could depend on Amsted bring all the elements together with integrity, creativity and respect for the budget. The Challenge

Located in the heart of the Glebe, when the homeowners initially moved into the home, they sought to make full use of every inch of their property. Reclaiming the roof of an existing single-story addition, they created a 2nd story wooden deck. But after 5 years of minimal use, they decided it needed an upgrade. The following, stunning new three-season room and open deck were its replacement.

The Solution

A finely detailed roof gives the space a cottage feel, while also providing shelter during inclement weather and allowing multi-season use of the space. Composite decking was used to improve durability and reduce upkeep, while the glass panels and white guardrails improve views of their beautiful backyard. The room also makes use of new technologies with Weather Wall and NanaWall systems to further enhance their comfort and use of the space. The homeowners now have a cozy sitting room or a sun-drenched deck, just in time to  enjoy our beautiful Canadian summer.

The Challenge

The focus for this homeowner was two-fold, enhancing the functionality of the kitchen design, and creating a finished basement that accomplished all of their needs in the single space. Additionally, the homeowners sought to inject their personality and love of horses into the completed design.

The Solution

To achieve the gourmet kitchen of their dreams, we removed a walk-in pantry in favour of additional perimeter cabinetry, extended to the ceiling and adding glass inserts to showcase their favourite pieces. The island was also elongated to add additional seating, integrating the adjacent seating area to create one large kitchen space.

The existing basement had the furnace, hot water tank and plumbing located at the foot of the stairs, with a narrow stairway entry. When designing the finished space, we first carefully reconsidered the home’s mechanical systems. Relocating and enclosing them within one dedicated room created the opportunity for open concept living at the base of the stairs, while maintaining ample space for a new bedroom and three-piece bathroom.

Personalized Details

We are particularly happy with the design that Amsted created. Our family now spends most of our time in our combined kitchen and living room, and the layout of all the rooms is working fantastically well for our young family.

The Challenge

The existing home was designed with divided spaces. The home had too many small, under-utilized rooms for this family, and a previous addition had expanded the kitchen, but left it detached from the rest of the main floor.

The Solution

Clever interior design and impeccable craftsmanship were integral to this project, as we added steel beams to create this large open floorplan. The homeowners wanted a big kitchen with an island large enough for their entire family, and an adjacent informal space to encourage time spent together. Custom built-ins help keep their TV, desk, and large book and game  collections tidy.

Upstairs, we reorganized the second and third stories to add privacy for the parents and independence for their growing kids. The new third floor master bedroom includes an  ensuite and reading corner. The  three kids now have their bedrooms together on the second floor, with an updated bathroom and a “secret” passageway between their closet!

Blended Victorian

We are very pleased with the result (of our renovation) and are living comfortably in our newer but still traditional Victorian home. The project was on time and workmanship excellent.

The Challenge

This Victorian inspired home included beautiful characteristic features from this era, and combined with a late 1970’s addition, it had an excellent ground floor footprint. But with structural problems in the addition and updated living styles since its build, our homeowners recognized the need to improve the functionality of their space and increase the home’s efficiency.

The Solution

The existing addition was nearly entirely deconstructed and rebuilt from the foundation up, increasing the energy efficiency and opening it up for a new floorplan. The previous addition became a warm and bright family room, with beautiful adjacent two-tone kitchen. The original home also now features refinished hardwood floors throughout and custom designed crown moulding and trim details, maintaining the vintage feel of the home and tying the entire renovation together.
