Founded in 1989, Amsted is an award-winning, full-service design-build company, which provides professional residential design, planning, construction, and project management services. But more than that, we bring your vision for living to life.

One of the great advantages of our design-build approach is that it offers a continuum of design and building services, with one contract and one point-of-contact.

That process can be divided and viewed as three distinct areas or phases:

Design/Planning

  • Initial home/site inspection and review of building/site conditions
  • Preliminary budget preparation for review
  • Full design services including planning and working drawings
  • Project details and specifications
  • Interior design and decorating selections
  • Advice regarding: construction alternatives and green building
  • Landscape design and outdoor Living
  • Forensic inspection to reduce the possibility of costly surprises
  • Structural engineering as required
  • Permits and licenses
  • Scheduling
  • Pre-ordering of materials to ensure on-time arrival
  • Drawing up contract documents

Construction

  • Site supervisor on site at all times
  • LEED experienced
  • Continuous cost tracking
  • Site organization and maintenance
  • Code compliance, including health and safety
  • Progress invoices
  • Depressurization of work area to minimize dust and a host of other methods to ensure your home remains as clean and safe as possible throughout the job’s duration

Post Construction

  • Final inspection of the complete project with the homeowner
  • Review of Amsted warranty coverage
  • Handover all project records, receipts, manuals to the homeowner

Project Management

As full service design-builders, Amsted demonstrates its project management skills everyday, on every job we undertake and every worksite we supervise. We are used to overseeing a job from start to finish but we can also offer those same management skills to other companies and other clients, according to the needs and circumstance.

Sometimes clients approach Amsted with the architectural plans for their custom home or renovation already in hand. Sometimes they may have an existing relationship with a tradesman that they want to use. In these cases, Amsted can provide project management services, overseeing the construction and ensuring it reflects the same rigorous attention to detail that it would if we had designed and built it ourselves.

We don’t believe in “green-washing”. Our commitment is real, and our custom homes and renovations are always built to our own rigorous green standard. But green technology is constantly evolving with an ever-widening line-up of eco-smart building products and systems that we can also incorporate into our renovations and custom homes, from solar energy and heating to natural, sustainable building materials.

We stay abreast of all the latest innovations and can review with you all the green building options and related costs, and how they fit both your budget and lifestyle. Ultimately, it’s up to you to decide how green you want to go but we will provide all the guidance you need to make the right decisions.
